Q:  Where do you buy properties?
A:  Currently, we buy properties in and around south-central Kentucky including: Bowling Green, Smiths Grove, Franklin, Glasgow, Scottsville, Russellville, Brownsville, Morgantown, Elizabethtown, and Owensboro.

Q:  What type of properties do you buy?
A:  Single family homes, duplexes, triplexes, fourplexes, apartment buildings, vacant land, farm land, vacation rentals, and commercial properties.

Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We’re not agents, and we don’t list houses or assign our contracts (i.e., wholesaling). We are professional home buyers: We buy houses in Bowling Green and surrounding areas that meet our purchasing criteria.

Q:  Do you pay fair prices for properties?
A:  Yes, but we are looking to get a fair discount for the properties we purchase in exchange for a simplified cash sale. In our experience, many sellers aren’t necessarily expecting a large “windfall” on the property. Instead, they appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time, effort, or expense is required on your part to fix up the property or pay agent fees. Q:  How do you determine the price to offer on my house?
A:  Most companies shy away from answering this question. However, we’re an open book, and homeowners have told us our process is very straightforward. We look at the location of the property, what repairs are needed (if any), the current condition of the property, and values of comparable houses sold in the area recently. We also factor in the risk and time involved in purchasing the property and making any necessary improvements. Taking the many pieces of information into consideration, we come up with our highest off-market price that works for us and [hopefully] works for you, too.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: there are NO fees or commissions when you sell your house directly to us. We’ll make you an offer and, if it’s a fit, then we’ll buy your house with no hassles and no fees. We’ll often pay for the closing costs, too! We make our money after we pay for repairs on the house and hopefully sell it for a profit. We’re taking the risks here on whether we can sell it for a profit or not. Once we buy the house from you, the responsibility is ours and you walk away without the burden of the property and its payments, as well as cash in your hand.

Q:  My house is in probate, can you still help?
A: Of course! We have experience dealing with properties in probate and partner with a reputable Real Estate Attorney to solve all the problems that come with selling an inherited property. We can help guide you through the process and are flexible with closing dates in order to make the process as simple as possible.

Q:  How are you different from a real estate agent?
A: A Real Estate Agent (Realtor) does not actually purchase your house. Agents advertise your house on the Multiple Listing Service (MLS), hoping to find an interested buyer. Realtors charge commissions and fees, which is usually paid by the seller and on average is up to 6% (3% to the seller’s agent and 3% to the buyer’s agent) of the sale price of your house. For example, if you sell a house using a real estate agent for $100,000 to someone who is also represented by a real estate agent, you could pay up to $6,000 in commissions.

Agents provide a great service for those that can wait months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different. We’re not agents, we’re home buyers. Our company buys the house directly from you. Since we pay with all cash and purchase the house from you, we can make a decision to buy your house the same day we view your property. Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer.

Q:  Is there any obligation when I submit my information?
